  • How much is the security deposit?

    $500–$1,500 deposit. Ask about our Security Deposit Alternative Program.
  • Is there a late fee for overdue payments?

    A 10% late fee is added on the 6th of the month for any overdue payments.
  • What leasing options are available?

    We offer leasing options from 3 to 15 months.
  • How much of the security deposit is refundable?

    The full amount, pending any deductions for damage or cleaning upon move-out.
  • Are corporate rentals available?

    We offer a select few furnished units for corporate rentals. Utilities and cable are included!
  • Can I apply online?

    Income verification, criminal history review, credit review, and no rental debt to another community.
  • Do I have to pay first & last month's rent?

    The first month's rent is due upon move-in.
  • What are the occupancy limits?

    Occupancy standards depend on household needs.

    Reserved carports are available. Ask your leasing agent for one today!
  • What happens if I need to move out before my lease expires?

    We require a 60-day notice plus a flat buy-out fee of $4,000.
  • How can I pay my rent? What forms of payment are acceptable?

    Payments can be made through the Resident Portal using a card or bank account, or at any MoneyGram location.
  • Is renter's insurance required?

    Yes, there is a liability minimum requirement of $100,000. Haven on the Lake must be listed as the interested party.
  • Are utilities included?

    No
  • What utilities are not included in the rent?

    Water, sewer, and trash are a separate fee. Residents are responsible for setting up their electric account.
  • What costs are not included in the rent?

    Utilities, renter's insurance, optional carport amenity.

    We offer a select few furnished homes that include furniture, dishes, linens, and towels, as well as all-inclusive utilities.
  • Are there any bed restrictions for the apartments?

    No water beds.
  • Under what circumstances can a landlord terminate your lease?

    For non-payment of rent or if a resident is in violation of their lease agreement.
  • Is there an application fee?

    Yes, $50 per adult plus a $250 administrative fee. Check our website for specials!
  • What are your application requirements?

    We require a gross income of 3 times the rent amount, current employment for at least 6 months, good rental history, and no criminal background.
  • When is rent due?

    Rent is due on the 1st of the month. Pay on time every month with Flex Pay!
  • Can the apartment be listed on Airbnb?

    No
  • Can the apartment be sublet?

    No
  • How often is there a rent increase?

    Rates are reviewed during the renewal process.
  • What fees/deposits are due upon applying? Moving in?

    We require a $50 application fee and a $250 administrative fee. Before move-in, we require the prorated rent cost plus a security deposit. Finally, the City of Maryland Heights requires an inspection of every home prior to new occupancy. This inspection fee is $60 and is due at the time of move-in. Check our website for specials!
