What leasing options are available?

We offer leasing options from 3 to 15 months.

What are your application requirements?

We require a gross income 3 times the rent amount, current employment for at least 6 months, good rental history, and no criminal background.

How much is the security deposit?

There is $750-$3000 deposit bond coverage available.

How much of the security deposit is refundable?

The full amount, pending any deductions for damages/cleaning upon move-out, is refundable.

Is there an application fee?

Yes, $50 per adult plus a $250 administrative fee

Are there qualifications for applying?

We perform a rental history check, income verification, and screening process looking for any bankruptcies, evictions, or repossessions.

Can I apply online?

What fees/deposits are due upon applying? Moving in?

We require a $50 application fee and a $250 administrative fee application. Before move-in, we require the prorated rent cost plus a security deposit.

Do I have to pay first & last month's rent?

The first month's rent is due upon move-in.

When is rent due?

Rent is due on the 1st of the month with a 5-day grace period. A $100 late fee will be added on the 6th.

How can I pay my rent? What forms of payment are acceptable?

Payments can be made through the Resident Portal with a card or bank account. They can also be made in the form of a check or money order to the leasing office.

Is there a late fee for overdue payments?

A $100 late fee is added on the 6th of the month for any overdue payments.

Is renter's insurance required?

Yes, there is a liability minimum requirement of $100,000. Haven on the Lake must be listed as the interested party.

Are utilities included?

No

What utilities are not included in the rent?

Water, sewer, and trash are a separate fee. Residents are responsible for setting up their electric account.

What costs are not included in the rent?

Utilities, renters insurance, optional carport amenity

What is the average cost for utilities each month?

$35

Are the apartments furnished? What is included?

We offer a select few furnished homes that include furniture, dishes, linens, and towels, as well as all-inclusive utilities.

Are there any bed restrictions for the apartments?

No water beds

Do you have items I can rent?

Carports are $40 per month.

Are corporate rentals available?

We offer a select few furnished units for corporate rentals.

Under what circumstance can a landlord terminate your lease?

For non-payment of rent or if a resident is in violation of their lease agreement

What happens if I need to move out before my lease expires?

We require a 60-day notice plus a buy-out fee that is 2x the monthly rent.

Can the apartment be listed on AirBnB?

What are the occupancy limits?

No more than 2 people per bedroom

How often is there a rent increase?

Rent is increased during the renewal process.

What property amenities are included?

Included property amenities are our 2 community pools, fitness center, laundry facility, outdoor tennis courts and basketball court, indoor tennis court, and walking trail around the lake.

Smoking is permitted in apartments. Smoking is not permitted in the leasing office or clubhouse.

What is the pet policy?

Dogs and Cats are permitted. A total of two pets are allowed per household. Haven on the Lake utilizes petscreening.com for all animal screening prior to move-in and renewal. A non-refundable pet fee of $300 is required per pet, and pet rent can range from $15-$45 per month per pet. Pet rent is based on petscreening.com recommendations. Dog Breed Restriction List: Pit Bulls, Staffordshire Terriers, Rottweilers, Presa Canarios, Chows, Doberman Pinschers, and Akitas.

What is the parking situation?

Parking is available for residents of the community at no charge. Carports can be rented for $40 per month.

What do I do if someone parks in my parking spot?

Inform leasing office with license plate information and make/model/color of the car in the spot.

What is the policy for guest parking?

We ask that residents inform us if guests will be staying on the property with their car information so they do not get towed.

Are there building quiet hours?

10pm-8am

What decorations or changes to the apartment are prohibited?

No changes to the unit unless it is a minor cosmetic change such as hanging wall decor.

Are there restrictions for what can be put on balconies or patios?

No grills or firepits.

What is the procedure for moving out?

Residents must give a 60-day notice unless they are on a month-to-month lease, in which case a 30-day notice is acceptable.

What kinds of washers and dryers do in-apartment hookups accommodate?
